Mistakes Agents Make Before the Market Appraisal

• By elaine@yourmarketingmanaged.com on February 15th, 2022 •

Before the market appraisal is even conducted, there are a few common mistakes that agents make which can impact the outcome. In this blog post, we will discuss some of the most common mistakes agents make before the market appraisal.

Not introducing the valuer

It is important for agents to introduce the valuer to the client and explain their role in order to ensure that there is a good working relationship between all parties.

You can introduce the valuer with a presentation that explains the services on offer, what the appraisal will involve, and some key selling messages.

Not doing a background check on social media

It is important to do a background check on social media before the market appraisal in order to get an understanding of the valuer’s personal views.

You can find this information by looking at their LinkedIn profile, Twitter feed, or blog posts. This will help you to understand how they may approach the valuation and whether their personal views might make some topics off limits, or if you have mutual connections!

Making it hard to cancel the appointment

Sometimes agents make it hard to cancel the market appraisal appointment, which can be frustrating for clients.

Make sure that you have a clear policy in place regarding cancellations and always try to be as accommodating as possible. This will help to ensure that the client feels valued and appreciated and are likely to book on again. It also reduces the frustration of a cancellation on the day, hours before the appointment.

Not selling early on

What are your USPs? What can you offer the client that no one else can? Make sure to start selling early on in the market appraisal and don’t wait until the end.

Some agents make the mistake of not selling until they get to the property, but this is a missed opportunity! Selling early on will help to build trust with the client.

Relying on email confirmations alone

You probably have a system that confirms all appointments automatically and allows both the agent and client to see the appointment details, but what about a way to ensure that each client is getting the best pre-appointment experience? Ensure you don’t rely on remembering to send emails or sales material – and tie it into your confirmation of appointment. It’s likely to get read and it gives you that extra chance to get ahead of other agents.

SMS reminders are a great way to ensure that the client and agent both have an appointment. You can also send them as reminders before the market appraisal, or even on the day itself if you know they might forget! You can even send a link to the presentation there as well as on email.
